![]() They managed to keep an absurd amount of our deposit by charging us for installing coat hooks and edging and patio furniture that were all there when we moved in. Despite the place obviously not being cleaned prior to our move-in, we were charged extravagant cleaning fees upon our move out (we were meticulous about our cleaning and left the place cleaner than we found it). There was a literal bucket of p*** in the yard and loose nails and screws scattered on the floor throughout the house that we found with our bare feet. When we moved into the property, it reeked of rodents and had guinea pig f**** and bedding strewn all across the porch. When you see their low ratings on ****** and Yelp, you see honest reviews about the same things I'm mentioning here: horrible communication and stealing people's money. The 5-star reviews on their website are obviously fake ones they paid for. Again, this company is a bunch of crooks. They clearly overcharged us, and when we asked them about it multiple times, they gave no answer. After fighting with them for 4 months, they slightly reduced the charges, but when compared with the bill, again, the amount they reduced was less than the amount they were trying to charge us for the corresponding items. We provided date-stamped photos proving that the materials were there before we moved in, and they still wouldn't remove the full charges. Of course things are going to get dusty and dirty again after that long! Then, when the cleaning was done, they showed us their bill and tried to charge us for more than what they were being charged! They also claimed we had left property on site, but we hadn't. When we asked for itemized charges, they couldn't provide them because the cleaning hadn't been done yet! They didn't have the town house inspected and cleaned until two months after we moved out. However, we kept the town house in good shape, and we deep cleaned according to their cleaning list. When we did move out, they wanted to charge us an outrageous amount for cleaning and repairs. If you try to contact them, one person will tell you one thing, and later another person will contact you and say something different. ![]() They never answer the phone, and their communication is horrible once you do get ahold of them. I'm so glad we didn't have to deal with them for longer than that! This company is full of idiots and crooks. My wife and I rented a town house from the owner, but he handed the property over to Reeder about 2 months before we moved out. I wish I could give them negative stars because they don't deserve any. This is not their first time taking advantage of people and sadly it probably won't be their last. During my second yearly inspection with them, their guy even said that this is the cleanest place he's ever had to inspect!! This is the worst business I've ever had to deal with and I caution you to be careful when dealing with them. WHAT?!!! I was a property manager for years and know how to clean a place but they took advantage of the system. Reeder added on $700 of unwarranted fees and in the end when my lease was finally up I cleaned the place and filled all the nail holes in the walls for them and they kept my $1400 deposit and charged me an extra $500 for damages done to the place. They overcharged me for utilities, water, sewer and garbage, a tenant package where filters were supposed to come to my house every 3 months and never did. I stayed in contact with them through emails, texts and voicemail but they were horrible at getting back to me. I rented a townhouse from them for 2 years and it was nothing but a headache. They definitely take advantage of the "little man". ![]() I wish I would have read the reviews on them before ever getting involved with them!! I really hate to leave reviews, especially bad ones but I feel others need to be forewarned.
